Prefab Home 3D Quoting Tool: Sell by Models and Rooms

By , 3D quoting tool developer

Face-brick prefab home with a gable metal roof, a porch and black window frames, in 3D
Face brick, a gable metal roof and a porch: a three-bedroom home put together room by room.

In short: A prefab home 3D quoting tool builds the house by adding catalog rooms (bedrooms, bathrooms, kitchen, living room, laundry room, second floor), shows it in 3D instantly and calculates the quote as a sum of line items, which is how a prefab home company actually sells.

A prefab home company doesn't sell loose square meters: it sells models and rooms. A prefab home 3D quoting tool follows that same logic: the customer adds bedrooms, bathrooms, a laundry room, a porch or a second floor, sees the house assembled in 3D instantly, and the quote comes out as a sum of line items the factory already knows.

How people ask about a prefab home

Someone buying a prefab home doesn't ask "how much for an 8.40 by 7.20 meter house?". They ask "how much for a two-bedroom?", then "what if I add a bathroom?", and finally "and with a porch?". They think in rooms, not measurements. And they almost always show up with a photo of some other house, from Instagram or a catalog, that they want "similar, but with one more room."

That's why prefab home catalogs are organized into named models with a floor area: the one-bedroom, the two-bedroom with porch, the three-bedroom on two floors. The problem starts when the customer wants the two-bedroom model but with a laundry room, or the three-bedroom without the porch and with stone cladding on the front. Then the sales rep has to ask the architect or the draftsman for a new floor plan, a new rendering and a quote done by hand. Days of waiting for a variant that is actually made of parts the factory already has.

Why the house is built from blocks

The Estructuras 3D prefab home 3D configurator doesn't start from a width and a depth. It starts from rooms. Each large bedroom, small bedroom, bathroom, kitchen, living and dining room or laundry room is a catalog block with its own size, and the floor plan is laid out on a module grid. The width and depth of the house are the result, not the input.

When I developed this module, that was the decision that shaped everything else. A metal building customer asks how many meters of span; a home buyer asks how many bedrooms. If the tool makes them draw a floor plan, they get lost. If it lets them add a bedroom and watch the house grow, they understand what they're buying.

The sales consequence is direct: the quote becomes a sum of line items. One more bedroom is one more line, not a recalculation. The factory can have its price per block, per meter of wall, per opening and per finish, and the quoting tool adds them up just like the owner would on a calculator, without forgetting anything.

What you can configure today

In the public configurator, which you can try for free in the browser and which doesn't show prices, you can choose:

  • Blocks: 0 to 3 large bedrooms and 0 to 3 small ones, 1 or 2 bathrooms, optional laundry room.
  • Second floor: turned on with a toggle, it adds 1 to 3 bedrooms upstairs, with a staircase.
  • Construction: wall height between 2.40 and 3.20 m (about 7.9 to 10.5 ft).
  • Roof: flat concrete slab with parapet, or single-slope or gable metal roof with adjustable pitch; adjustable eave overhang.
  • Finishes: plaster color, accent color (graphite, black, wood or terracotta), ceramic tile, porcelain tile or wood flooring.
  • Cladding: exposed brick, stone or wood, on the outside (with adjustable height or on the front only) and on the inside.
  • Yard: porch with adjustable depth, pool, perimeter fence with adjustable height, perimeter walkway and backyard.
  • Interior: partition walls, furniture and lighting in each room.

The spec sheet shows frontage, depth, floor area, number of bedrooms, number of blocks, floors, lot size and a model code. From Layers you can remove the roof slab and see the floor plan from inside, with the furniture; with a second floor, you can also remove the upper floor and see the ground floor with the staircase.

What a prefab home company gains

The customer understands the size. A paper floor plan doesn't convey how big a 3 by 3 meter (about 10 × 10 ft) bedroom is. A 3D house with a double bed inside does. Many questions that today get answered during a visit to the model home get settled earlier.

The sales rep doesn't depend on the architect for every variant. The two-bedroom house with a laundry room and a 3-meter porch already exists in the quoting tool; nobody has to request it. That's the idea we develop in sales reps who quote on their own.

Inquiries arrive qualified. If the configurator is on the company's website, the WhatsApp message includes the configured model: how many bedrooms, which roof, which cladding, whether it has a porch. The sales rep knows which house they're talking about before replying. We explain this in inquiries that arrive already configured.

The catalog stops being a closed list. The usual models still exist as starting points, but every reasonable variant can also be sold, because it comes from the same rules.

An example: the two-bedroom house with a porch

A couple wants a house for a lot with 10 meters (about 33 ft) of frontage. They start from the two-bedroom model (one large, one small), 1 bathroom, single-slope metal roof. In the meeting they ask for a laundry room; the house grows by one block. They want a 3.50 m (about 11.5 ft) deep porch for the parrilla, the Argentine barbecue grill; it gets added. She wants stone on the front, only on the front; they pick stone exterior cladding with the front-only option. Finally they ask how much it changes if, instead of a small bedroom, they add a second floor with two bedrooms upstairs.

Every one of those questions gets answered by looking at the screen, and with live pricing each one adds or subtracts its own line. The couple leaves with a link that opens exactly that house, to show it to the family.

What gets developed for each manufacturer

The engine already handles block-based layout, walls, openings, roof and yard. What gets developed for each company are its real blocks: the sizes of its rooms, its building system, its finishes and its prices. Depending on the project, that can include live pricing with a table the factory manages, an automatic PDF quote with the rendering, financing and a panel for the sales team. Facundo Campo, a software developer based in Quilmes, Buenos Aires, works directly with the factory to turn its catalog into rules; the service details are in custom 3D quoting software. If your system is light steel framing or modular, there's a separate article: 3D quoting tool for steel frame and modular homes.

If you sell prefab homes and want to see your models working like this, build a house in the configurator that looks like your best seller and send it to me on WhatsApp at +54 9 11 6193-3176 or at facundocampo100@gmail.com. From there we can look at which blocks your catalog has and how they're priced.

Frequently asked questions

Can I load my own house models?

Yes, that's exactly what gets developed. Your catalog models become named combinations of blocks, and the customer can start from one and modify it within the rules you set.

Can the customer draw any floor plan they want?

No, and that's on purpose. The quoting tool lets them combine the rooms the factory produces, in the layouts the factory allows. That way, everything that gets quoted can be built at the price that was shown.

Can you see the house from inside?

Yes. From Layers you remove the roof slab and see the floor plan with partition walls, furniture and lighting. With a second floor, you can also remove the upper floor to see the ground floor with the staircase.

How is the price of a prefab home calculated in the quoting tool?

With the factory's rules: price per block or per square meter, plus the finishes, cladding, porch and extras selected. The values are loaded into a table the company manages, so they're updated without a programmer. The public configurator doesn't show prices; that's added during development.
